Every piece of information on your property, whether it be a brochure, the wording in the Multiple Listing Service, a presence on the Internet, or a well-placed advertisement, must show your home in the best possible light.There are 2 things that are most important when selling your home for top-dollar. Pricing the home right and marketing the home.During all phases of a listing from the initial paperwork and promotion through the very last details of the closing, I personally attend to all of the details. As a result, the large majority of our transactions come through referrals and repeat business.

Evaluate Your Property's Cost 

Before selling, you need to know if the property has any debts. You also want to know if the property needs repairs or expenses that could decrease its value.

Essentially, the things you need to consider are:

  • Home loans: Does the house have a mortgage or a home equity loan? (This will affect how much you make from the sale.) If you still owe money on your home that is not a problem. Understanding how much you owe on your property allows you to figure out how much equity you can retain from the property. You can also use this number to help you decide the listing price of your property. 

  • Property damage: Significant property damage can make it hard to sell the house directly to another family. But you might be able to sell it as-is through a real estate agent or investor. This is where I can come in hand. Selling your property as is when you have large damage means that you can most likely not take FHA loans. You can choose to either fix your property and add value back to it or you can sell as it and maybe decrease the value a little. The choice is up to you and your reasons behind selling. I am here to help you figure out what type of property damage needs to be fixed.

Preparing to list and sell the house

Knowing how to prepare your house before you list it can be a huge part in whether your home sales for the best price or not. Knowing how to prepare your home before a sale is one thing people forget. If you are planning on saying your home to a buyer then you want it to probably be in better condition then if you were selling to an investor. If you are interested in selling your home for cash or to an investor then you probably can sell as is and do not have to make repairs. When you sell you try to sell your home fast and for cash it usually represents that you are selling as is.

You’ll first need to check its structural integrity and internal living conditions, like:

  • Whether the roof has been updated in the last 10 years

  • Damage to the foundation 

  • Whether the kitchen has been updated in the last 10 years

  • If the AC/Heater have been updated in the last 10 years

  • Water / Plumbing / Mold Damage

  • Condition of the windows

  • ​

You’ll also need to focus on its aesthetic appeal and functional convenience, and:

  • Increasing your curb appeal through small home improvements.

  • Open up the house so it appears welcoming to interested parties.

  • You might want to repaint inside and maybe outside

  • Get the carpet cleaned if it has not been in a while

You’ll also need to check appliances and deep clean each room.

Choosing a listing Price

Knowing what to set as your listing price can be either a way to turn people away or grab their attention. You do not want to list your house at an over priced number but you absolutely do not want to low ball yourself if you're not desperate to sell. Understanding the market is one of the major factors in understanding what price to list your home. If you are in an area that has been slowly declining, even though it is a sellers market does not mean that you should still price your home at a high value. You will be doing yourself a disservice and most likely wasting time. Understanding and analyzing the market helps Agents get a more accurate number for your listing price. Doing constant research and being active in the area is how I keep up with markets, especially the ones that I specialize in. You can always be talked down a listing price but your not always going to be talked up, especially if you're not in a strong market. Having an agent is great source for understanding the market your home is in. The market changes all the time and keeping up with it is my job and hobby. I want to get the best price for you and your listing price is the start!

Marketing Your Home

Both of these platforms can only be used by realtors which make them one of the number one ways to find and sell properties for our clients. The exclusiveness of these platforms allows sellers to market their home for sale which will automatically be transferred to platforms such as Zillow and Homes. Not only am I a REALTOR member, my broker provides one of the largest online presence for real estate agents. Accepting an Offer

Once your house is up and ready to be sold the offers should start rolling in. There might be a lot of showings before an offer can just be made but that is why you hire Rich Realty. Showing are just the beginning of finding the perfect buyer. Receiving offers can sometimes become overwhelming but it is can be exciting. Once offers come in, it about choosing the best candidate. Screening candidates before agreeing to a buyer is important. You want to make sure that the person offering to buy your home actually has been pre approved and has the funds available to purchase. If you are selling your home cash then this won't matter as much. You do not want to waste time choosing the wrong buyer and it falls through at the last minute. Once you pick a good buyer, inspections and appraisals will happen. This is the buyers opportunity to make sure that there is nothing wrong with the property and that they are getting what they are paying for. It is up to the buyer to do as many inspections as they want. Of course you do not want to sell a house with any big damages and if you know about any then you should fix them in order to protect your sale. If the buyer finds out that anything needs to be fix, it is up for them to decide if they want you, the buyer to fix the problem or if they want to ask for a smaller selling price. This is usually when negotiation begins. The buyer and seller will work together to decide what will be accepted and what won't. If negotiation goes well then you have officially sold your house!! Congratulations!
